These Terms & Conditions ("Terms") form a binding agreement between you and Broad Leads LLC ("Broad Leads," "we," "us," or "our") and govern your access to and use of our website, CRM platform, and lead-generation services (collectively, the "Services"). By accessing the website, creating an account, or purchasing a package, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, do not use the Services.
Broad Leads provides marketing, lead-generation, lead-verification, and CRM services for real estate professionals. We run targeted campaigns to generate buyer and seller inquiries, verify those inquiries through our inside sales agent (ISA) team, and deliver qualified opportunities to agents within selected territories. The specific deliverables, lead volumes, and features available to you depend on the package you purchase as described at the time of sale.
You must be at least 18 years old and a licensed real estate professional (or an authorized representative of a licensed brokerage) to use the Services. You are responsible for providing accurate registration information, maintaining the confidentiality of your account credentials, and all activity that occurs under your account. Notify us immediately of any unauthorized use.
Certain packages are offered on a subscription or term basis, while others are one-time or installment purchases. By purchasing, you authorize us (and our payment processors) to charge the applicable fees, including any recurring charges, until you cancel in accordance with these Terms.
Depending on your package, leads generated within your selected ZIP codes or territory may be delivered to you on an exclusive basis. Exclusivity applies only to the markets and lead types covered by your active package and is subject to availability. We reserve the right to manage territory allocation fairly across our client base and to adjust availability where a territory is already claimed. You may not resell, redistribute, or share delivered leads with parties outside your authorized brokerage without our written consent.

Broad Leads provides marketing and lead-generation services. We do not and cannot guarantee any specific number of closings, conversions, transactions, commissions, or revenue. Outcomes depend on many factors outside our control, including your responsiveness, follow-up, market conditions, and skill. Leads are opportunities, not promises of a sale.
The Services may rely on or integrate with third-party providers, including telecommunications and messaging platforms. In particular, SMS, voice, and live call transfer features may be powered by Twilio or similar providers, and any associated usage fees charged by such providers are billed separately and are your responsibility unless expressly stated otherwise in your package. Your use of third-party services is subject to their own terms and policies, and we are not responsible for them.
All content, software, designs, trademarks, and other materials made available through the Services are owned by Broad Leads or its licensors and are protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable license to use the Services for your internal business purposes during the term of your subscription. You may not copy, modify, distribute, or create derivative works without our written permission.
To the maximum extent permitted by law, Broad Leads and its affiliates, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or related to your use of the Services. Our total aggregate liability for any claim relating to the Services will not exceed the amount you paid to us for the Services in the three (3) months preceding the event giving rise to the claim.
You agree to indemnify, defend, and hold harmless Broad Leads and its affiliates from and against any claims, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of your use of the Services, your violation of these Terms, your communications with leads, or your violation of any law or third-party right.
We may suspend or terminate your access to the Services at any time if you breach these Terms or engage in conduct that we reasonably believe is harmful to us, other users, or third parties. You may cancel your account in accordance with your package terms. Upon termination, your right to use the Services ceases, though provisions that by their nature should survive (including payment obligations, intellectual property, limitation of liability, and indemnification) will survive.
These Terms are governed by and construed in accordance with the laws of the State of Texas, USA, without regard to its conflict-of-law principles. You agree that any dispute arising out of or relating to these Terms or the Services will be subject to the exclusive jurisdiction of the state and federal courts located in Texas.
We may modify these Terms from time to time. When we make material changes, we will update the "Last updated" date above and, where appropriate, provide additional notice. Your continued use of the Services after the changes take effect constitutes acceptance of the revised Terms.
